Fire Protection Concept
A fire protection concept is the project-specific, integrated plan of all structural, technical and organisational fire safety measures for a building and forms the binding basis for building permits, construction and the property insurer's risk assessment.
Purpose and content
A fire protection concept brings together the protection goals of a specific project – life safety, property protection, environmental protection and business continuity – into one coordinated set of measures. It defines how compartmentation, fire resistance of building elements, escape routes, extinguishing systems, fire detection and smoke and heat venting interact, and documents any deviations from standard construction methods together with compensating measures.
Preparation and review
The concept is usually prepared by specialist fire safety planners in coordination with architects, structural engineers and building services, and reviewed by fire authorities or accredited bodies. Changes of use, alterations or new lessons from loss events require an update, since the concept is only valid for the described occupancy.
Relevance for property insurance
For risk engineers, the fire protection concept is the key reference during a risk survey: it shows the intended level of protection and serves as a benchmark for identifying deviations in the as-built condition. Missing or outdated concepts, particularly after alterations, are treated as a warning sign of uncontrolled risk deterioration.
