Maintenance Visits Clause
The maintenance visits clause covers, under construction and erection insurance, loss or damage the contractor causes to the works while attending site during the maintenance period solely to fulfil contractual maintenance obligations, without the broader latent-defect cover of the extended maintenance clause.

Purpose
Once a construction or erection project reaches completion, the main construction-phase cover ends; at the same time, the contractor remains obliged, during a contractually agreed maintenance period, to attend the site for maintenance visits and carry out minor remedial work. Munich Re endorsement 003 (Maintenance Visits) ensures that loss or damage the contractor causes to the works directly and in connection with fulfilling this maintenance obligation during such a visit remains covered under the construction or erection policy, even though the main construction phase has already concluded.
Effect and limits
The clause is narrower than the extended maintenance extension (endorsement 004): it covers only damage the contractor causes directly while present on site, not damage whose cause arose during the construction period but which only manifests later. Purely routine activities such as scheduled maintenance, staff training, or ordinary operation of the plant by the operator itself are expressly outside the scope of the clause.
Negotiation and practice
Because endorsements 003 and the broader 004 are frequently offered together, policyholders should clarify during contract negotiation whether only damage directly caused during the visit, or also defects originating during construction but discovered later, are intended to be covered, and should align the maintenance period clearly with the underlying construction contract.
